The completed first stage of Prime Business Park in Bendigo
Prime Urban Group is advancing plans for the second stage of its $55 million Prime Business Park in East Bendigo, with preliminary works under way following the completion of stage one at close to full occupancy.
The masterplanned commercial precinct at 8-16 Rohs Road – described as the largest commercial hub in development in Greater Bendigo and supporting up to 250 workers – has delivered more than 10,000sqm of workspace across 12 office suites, 23 warehouse units, two large factory spaces and a central café when it opened earlier this year.
Stage two is expected to significantly grow the existing footprint of the business park, and while Prime Urban Group has not revealed the extent of interest in the latest stage, the developer is understood to be making headway with pre-commitments.
Prime Urban Development, founded in 1991 and led by father-son directors Martin and Nicholas Tissot, is a privately-owned development business based in Melbourne delivering residential, commercial and industrial projects across Victoria.
The company, which began construction of Prime Business Park’s first stage at the end of 2024, has secured a wide range of tenants including crisis support agency Lifeline Loddon Mallee, Jets Gymnastics and Bendigo Refrigeration & Air Conditioning Services, alongside a café operated by the former proprietors of Forage Café.
“When we acquired the land parcel, we identified a clear shortage of quality industrial and commercial space available to businesses looking to grow and invest in Bendigo,” says Nicholas Tissot, development director at Prime Urban Group.
“To see stage one almost fully committed to is a strong endorsement of the vision we had for the project and underscores the confidence local businesses have in the region’s future.
“We want the project to be a place where businesses can establish themselves, scale their operations, create jobs and contribute to the continued growth of the local economy.
“We are incredibly proud to have delivered the first stage of Prime Business Park Bendigo and hope it will have a positive impact on the business community for years to come.”
The project taps into one of regional Victoria’s tightest commercial property markets.
Bendigo’s industrial vacancy rate sits at just 0.5 per cent, compared with 2 per cent across Melbourne, placing acute pressure on businesses seeking fit-for-purpose workspace.
Greater Bendigo’s population is projected to grow from 131,652 in 2026 to 172,239 by 2046, representing a 30 per cent uplift over two decades, underpinning longer-term demand for commercial and industrial floor space across the region.
Brock Pinner, marketing manager at local agency McKean McGregor, says the leasing campaign for Prime Business Park has been one of the strongest campaign outcomes for a newly completed commercial business park seen in Bendigo in recent years.
“The market has responded incredibly well to Prime Business Park Bendigo because it fills a genuine gap in local supply,” he says.
“Owner-occupiers and investors want modern facilities, strong transport connectivity and room to grow. This development delivers on all three of those fronts.”
Pinner says demand has come from a mix of owner-occupiers and investors drawn to the quality of the precinct and the scarcity of comparable stock in the market.
